Properties, Variance and Beer

Moving closer to making an offer on a piece of investment property. I wouldn't say it's even near certain that we can negotiate with them, the property we're interested in is owned by a former realtor.

Been looking at a few other properties, but nothing terrific.

Have encountered a lot of variance this month, I'm working on adjusting my play to minimize these periods of struggle. I think I've been a little too loose with certain hands, but I feel I'm hitting a lot of the strong part of people's ranges. Time will tell.

I've moved to regular speeds to close out the month, my hourly is probably higher in these and the variance lower (though you wouldn't tell from my first 40 in the last 2 days). I can play a lot more games at these levels too, something I may go into in more depth in the future (see 2+2/hu forum thread about regular vs turbos). I'm down like 500 on the month actually, not counting a few hundred in FPP bonuses.

I ended up like +150 in the turbos this month and hit a wall of variance in the regular speeds from the get go. I was hoping I'd be up in the 200s again soon, but until I'm at least around +500 for the month that probably won't happen.

I also cleared the 100k fpp 1500 dollar bonus I bought in late January, so I have a little br boost.

In other poker news, I've added two new students, one is a personal friend and long term project that I am pretty excited about. I'll talk more about this in the future.

On the beer front, we have an Imperial Stout in the fermenter. We're very excited about this beer, it should end up 8-10% ABV, and will have lactose, vanilla extract and some really really tasty German chocolate coffee in it. Should be ready in 3 weeks at the earliest.

We'll be making a new beer Wednesday, we're not sure what kind yet. Probably a nut brown ale or another IPA since our last IPA turned out so great. Not quite sure yet, will figure that out tomorrow. We also have some extra hops, so we'll probably do a 2.5 gallon batch as well, and maybe do some crazy type of beer for that one.

I actually kept the yeast from our last beer, they say the 2nd or 3rd time you use the yeast is when it is at its best, so we'll experiment with our 2.5 gallon batch there (usual batches are 5 gallons for us).

Grinding Back

Had a great day yesterday, made back a little under 900 of this month's 1600-1700 in losses in like 20 games.

Made another 150ish today, so I'm within a good day or two of getting back in the black.

I can't wait to get back to the 200-220s, I'm thinking about playing some 200 regular speeds again, 2-3 tabling them. This latest downswing has really made me realize the amount of variance in the turbos, even for the top players (not saying me, but looking at the top ppl's stats/ROIs).

It's not that I'm afraid of the variance, it's that I don't play enough games to completely disregard it. If I could play 25-30 games a day, 6 days a week, I think I'd handle the variance fine. I can't or don't do that, at least not at this point.

Another thing that favors going a lower variance route is my business. I'll be starting up in about a month and a half, so I'll be playing a lot less in April, but probably will be playing just slightly less than now once things fall into a groove.

I just really don't want to have like 5 losing days in a row, that shit is really annoying, especially when you feel like you're playing well. The only solutions I can see is to play more games or play lower variance games. The lower variance games are probably better for my hourly/money anyways right now, so there's no reason not to do those. I might try to do like 10-15 regular speed 200s a day, then 5 220s as well. I'm not really sure yet, I need to make some of this loss back from this month first.

It's been really cold out, I've been in a fairly crabby mood the last few days. I'd really like to walk a mile or two a day, especially since I quit smoking, it can really suck just sitting around all day in a fairly small place.

My girlfriend got her new car, her dad finally gave her the money he was supposed to in early January. It's an 04 Concorde, we got it from my uncle who owns an autobody shop. Much better than my Cavalier she's been driving for the last year and a half. When I say driving, I mean tearing apart. That thing is lucky if it can last another 5k miles.

Today we realized the full extent of our landlord's stupidity. It's tough to call him a landlord, he lives about 45 minutes away, owns a ton of real estate properties, and manages none of them. He owns a very successful sports equipment/clothing store that supplies a lot of Chicagoland with that stuff. I've never met him, he was supposed to come out here like a dozen times since June, but no dice. He never calls people back, it's really hard to get him on the phone.

Anyways, yesterday we got a message from the realtor lady that found the place for us. She said that our landlord wanted to evict us, but we could pay our rent or else or something along those lines. A real bitchy message. Well we paid our January rent, our February was due the 6th I guess, but we were supposed to be called about concerns we had with the place, mainly that we cannot use about 60% of what we are alloted bc a drug addict steals stuff from the storage. That and we are missing like 6 storm windows, are owed for a water bill from before we lived here and a few other little things. The realtor lady was supposed to call us back about that stuff because the landlord never did.

Long story short, we talk to the landlord today on the phone, he never got the January check. After digging around in his store, he found it. That is what this problem was about. We paid the rent January 6th, and he never fucking called us when he didn't receive it. We told him we were dropping it off, but nothing for a whole month about it, just a bitchy call from someone else.

So he SAYS he is going to call us in the next few days to address our concerns. This is yet to be seen. In the meantime, I am getting free lessons on how not to manage a rental property.

Speaking of which, still haven't found our first investment. I've probably seen about a thousand properties online, of which maybe half were liveable areas, and about 2% of those have met the minimum requirements to make some decent money. It's pretty ridiculous around here, what newbies/ignorant people will pay for rental properties. People are actually willing to operate at a loss in order to have a "cheap long term investment." Like a high risk, low reward retirement account, lol.

One step forward, three steps back.

Fairly rough day.

Lost 6 buyins, should be down like 4 or 5, but I made some key mistakes in read dependent situations.

I had finally gotten within reach of this month's negative losses, but now it's back to like -1200 or so. I'm going to be playing more, bc I really need to get back to the 220s by the end of this month. I'm not going to play enough 110s to get my 10k vpps this month, and I think I only got like 4k last month bc I was sick 3/4+ of the month.

I also looked at a 2 unit house with a third unit coach house today. It had a little bit more updating needed than would be ideal, as we already need to cut the price down a fair amount to make the deal work for us. So this unit is pretty unlikely to happen. We will see though, but I'm looking forward to finding our first deal that works and getting the hell out of my current place.

Bcm closed his blog down, I think for good this time. It's a shame, but I understand where he's coming from with it, so good luck to him as he continues to beat the 550-1100s.

Phenom seems to have closed his blog too, I haven't talked to him so I don't know why, but again, kind of sucks.

I added a counter to my blog because I'm curious as to how many people actually read/view it. It counts unique views, so each number should represent a different person/pc.

I'm going to update my links after I make sure Phenom's blog is done for good, I have a few of you to add that left comments in my blog and also Tnixon from 2+2 has just created his 2nd blog (his first got shut down due to some spam filter problem).

I'm going to take a few people's advice and post a little less hands, and try to find a little more in depth situations to post about. When I do please let me know how you feel about doing that opposed to a more "post every big hand of the day with quick summary comments."

Updates

Running pretty bad in February, overall playing pretty well though I've lost focus a few times and took lines I shouldn't have (a few more times than usual, I by no means always take the best lines lol).

I'll get to all the links to other blogs tomorrow (I'm about to sleep now), thanks for linking me for all those that have.

So I'm down a bit over a grand this month, but I actually made about a grand last month despite only playing 18 games (I made a few hundred through a stake). I'm not too worried about the downswing, after the last few days in December, I can really handle anything that is thrown at me and am not too worried about tilting in the near future.

Quitting smoking is kind of weird too. I've definitely had a few urges but it's really more of a joke when I think about it, it's not like I'm going to go buy a cigarette and smoke it, that's ridiculous.

I do notice it's harder for me to sleep, but the emotional swings of poker haven't been there like they used to, smoking probably actually contributed to some of that.

I've also noticeably improved my game since probably mid to late December. The mental aspect more so in late December, but my actual game has gotten a lot better I think in the last month, despite the lack of games played.

I know I was thinking "he hasn't been very aggressive so I think bet/call is better than check/raise all in." I definitely didn't think I could fold this flop, and didn't really put him on a PP like that. I figure there's some PPs I factor into his range but at this point I'm guessing he either calls with a few PPs or calls with none PF here.

I suppose his 77 call is good if I play strong aces like this, but I'm outflopping him with my PPs way too often on these 3-bets I think, and I have 6 outs when I miss compared to his 2 (he also folds the better hand whereas I never do with my 3-bet range here).

So, in this case it worked out for him, but it probably does not after looking at my range vs this stationy type of player (aka I'm 3-betting for value 95% of the time vs him, not fold equity pre or post flop).

I expected some sort of draw, maybe a pair or over cards here most often, and the pot justifies the call I believe here. Post some thoughts if you disagree, I'm open to hearing any of them.

I know it looks questionable, but my thought process here is this player is a very solid and tight winner (he sat like instantly after me, so probably a "sit at same time" thing) and I know he thinks I'm bluffing here very often. I know I can also respect further strength from him bc he doesn't seem to bluff in these spots, but he also won't be value betting some hands that beat me (like K6). So while I lost the hand, I don't think I regret the way I played this.

Leading here would be nice vs a less disciplined player, but I really like to lead monsters and air on dry boards when I lead, which I don't do often enough in raised pots (I think there's tons of value in it but you can really lose a lot of value if you don't do it well).

I started min raising deeper than usual in the 15-30 against him because he wasn't calling ANYTHING OOP all game. It's rare that I'm calling more OOP than my opponents, but this was the case. So I tried to 3-bet more with air, call with strong hands and really stay TAG OOP. The minraising was to encourage him to call more and to able me to widen my raising range on the button to practically any two cards.

In regards to this hand, I think he has a flush almost never here, and a straight very rarely. I highly doubt he calls even with trips on this river and believe my raise offers the right odds for the amount of times he folds, making it a fairly profitable play for myself. Keep in mind he's a very tight and disciplined player (and pretty solid winner, 7% in 110 turbos over big samples).

This was a weird hand. I thought I was good 20% of the time on the river here, but if he's betting 66 here (which I have no clue why, even if I call with Kx it's a losing bet) then I'm probably not winning 20% of the time. This is a misread, but he might have been kind of getting annoyed/frustrated with the game. I'd been shoving over his raises a bit, but who knows.

I think this is a pretty bad play on his part, I'm definitely not calling any lighter than what he shoves here, even if I was calling with a few more aces I'm fairly well ahead of his range, and he's only stealing 200 when he steals off me. He does have a lot of fold equity here, but I still don't think it's a very good play (though he doesn't know my calling range and is used to the same opponents I am, ppl that open up from the sb PF a lot often call light too).

Anyways, I felt I played well in this game. I've played him before and I'm sure I'll play him again.

This was going on at the same time as the last game, I remember reading this board like 4x to make sure the flushes didn't hit (Another sign of losing focus). His raise was ridiculous, if you're going to raise you can't raise over 5x.

This is a bad hand on my part, mainly because of how weak he played AK last time. Why do I not respect his turn raise? I tread a thin line between being a spewy station and being a solid bluff catcher, and this hand is fairly spewy for me.

This might also be a spot where 2 tabling hurts me. I guess I put a little more detail into these than I was planning on, so hopefully some of you read it and maybe even one or two of you actually learn something (other than me making some bad plays and being a station).

Hopefully I can focus a little more and hit a nice heater.

In hindsight I seemed to actually run good today, but it's super late, I'm kind of delirious and still upset about that fucking turn shove with Ah7h or whatever above. So I'm not so optimistic.
